The company is geared to undertake property, design, development, construction, management and ownership using the global strength and experience of the Group as a corner stone of its operations The name Seven Hills was chosen because; according to legend the original Christian city of Kyiv was built on seven hills in keeping with the great Christian centres of Jerusalem, Rome and Constantinople. The facts are long since lost in time but what is fact is that some 63 cities across the world today now share this legend including: Brussels, Athens, Istanbul, Rome, Prague, Moscow, Melbourne, Pretoria, Kampala, Rio de Janeiro, San Francisco, Washington DC, Tokyo and Amman. Building cities on seven hills has become a cultural unifying factor for societies across the world. Through open communication based on a common history peoples have come to understand the beauty of diversity and the strength of shared experience. Seven Hills is a multicultural property development company that blends the skills honed in international practice with local expertise to create developments that work for the buyers, the users and the investors. The Seven Hills team has carried out an extensive research programme in Ukraine for the past three years studying and learning what Ukrainians want to experience in their new living environments. This extensive understanding of local aspirations combined with their international policy of excellence gives Seven Hills a distinct edge in the creation of highly successful and very different concepts in living. Surprisingly middle class Ukrainian aspirations regarding new homes are fifty percent lower than that of counterparts in western Europe, a factor Seven Hills intends to redress with the introduction of many new concepts in design and architecture. They have established that Ukrainians want well designed and well built, quality housing with plenty of natural light that provide not only security behind their front door but also within their own ‘village within a city’ environment. Whilst in other cities of Eastern Europe the norm is for low rise, in Kyiv there is a preference for the majesty and sheer scale of high rise living. It is this research combined with their international experience that makes Seven Hills a very different type of developer. In putting people first in the initial concept, design, construction, financing and management of their projects, Seven Hills give the words ‘property development’ a new meaning and create a completely new concept in living. The company’s first projects in Kiev are: Park Avenue Park Avenue is a walled and secure residential development project comprising of 4 individual 22 to 25 stored buildings plus a five section 23 -24 stored building with two level underground parking areas, , gardens, secure play areas, sports facilities with a large swimming pool, a restaurant and bar, a shopping centre, concierge services and well above average standards of technology and environmental management. . The project stands on a land plot of 39,600 sq.m and the development will comprise of 114,000 sq.m of floor area. The project is designed for approximately 1,200 residential units however the development is unique in that the apartment units are totally flexible to enable buyers to have as much space as they need Park Avenue is located in the dynamic and fast changing Goloseevsky district of Kyiv. Close to the centre to be highly attractive to the busy executive yet on the edge of one of the largest and most naturally beautiful parks in the city, ‘Park Avenue’ is designed to ensure a real quality of life for the whole family. Equidistant between two new ‘Metro’ stations this development of over 1200 apartments with fully integrated facilities and services will set a new standard in the city. The Kiev Development Master Plan anticipates several major infrastructural projects in the area, including the reconstruction of the existing sports stadium and equestrian centre, improvements to the traffic system and the construction of a modern market close to the site, all of which will add real value to the ’Park Avenue’ project which will be a new concept in living PodolTheir debut commercial office development will be a new concept in office living. The development will consist of a stylish boutique shopping centre with 30,000 sq.m of class ‘A’ office accommodation. It will be the first office building in Ukraine to have been designed by a Ukrainian student of architecture working with international architects. Seven Hills will host a national architectural design competition to promote architectural excellence amongst tomorrow’s architects with the prize being that the winner will actually see their concept come to reality. It will be located in Podol, the ancient port district of Kiev. Sometimes called the “quiet centre” due to its excellent position, warm and quiet atmosphere, Podol offers a concentration of historical monuments and museums in a flurry of streets that managed to avoid ‘Soviet’ grandiosity. The area is particularly attractive to business as it enables the unique opportunity to integrate modern office facilities with the historical background that forms this part of the “old” city. Within a two-minute walk from the project site are the districts principle metro station, the beautiful Kontractova Square and one of the oldest Universities in Eastern Europe. Airport CityAirport City will be located a few kilometres from Borispol international airport, just off the umbilical highway linking Kyiv and the airport. Ease of access by air and road has been one of the main considerations in selecting this site. In the very near future the Borispol highway will link up with one of Ukrainian’s most advanced circular road systems planned for Kiev which will afford excellent high-speed access to the city and the national road network. With well-designed, ‘state of the art’ offices in a garden environment, a variety of warehousing and light industrial units and the rail link to the city ‘Airport City’ will be unique in offering the most modern business / industrial facilities in the country shopping for some 5,000 employees with restaurants, a hotel and a shopping centre and will bring a new concept in an integrated office and warehouse logistic park development. Airport City will be the first fully integrated out of town complex of it’s type in Ukraine. Seven Hills are currently researching locations for the first out of town, western style Shopping Mall in order to provide Ukrainian families with a true shopping experience. Seven Hills investment in the above projects will be in excess of $1 billion all of which will comprise foreign direct investment in Ukraine. Furthermore Seven Hills are working with the government of Ukraine on two major infrastructural projects. The first is the development of a national auto-route network of autobahn style toll roads to link the Polish border with the Donbass region and the Russian border with the Black Sea ports via a new Kyiv orbital highway designed to ease the rapidly developing traffic congestion in the capital. The second project is the development of two gas fired power stations in the Odessa region designed to supply electricity from Ukraine to Romania to offset the bilateral debt Schedule of Scorpio Real Estate projects in Central and Eastern Europe Scorpio BSG is one of then largest international developers in Central and Eastern Europe.
